Neighbouring Fields For Sale

Land neighbouring The Neuadd is currently for sale.

Whilst we don't own the land we have created this page to reach out to people that might be researching it.

We noticed that the marketing material for this land emphasises that it is "ideal for equestrian purposes" whilst not mentioning:

  • The absence of planning permission (or a certificate of lawful use) for equestrian use.

  • The existence of detailed covenants that specify agricultural use only (this does not include equestrian use).

If you are considering the suitability of the land for your needs, we would be happy to send you copies of the formal Land Registry documents relating to the land (explaining its rights and restrictions) along with comments from the National Park Planning team. 

 

Restrictions on the land is clearly a topic you may wish to discuss with your solicitor. They will also be able to advise you on whether the comment in the brochure that "the land has been used for equestrian purposes" has any bearing on the rights that you would acquire.  Looking over these official documents early on might help you in the process of considering the land and judging its suitability for your needs.

We are the beneficiaries of the covenants that were established some years ago to protect the interests of our home and businesses here.  As you might expect, we do not accept that any undocumented rights have been attained and we have had the veracity of the covenants double checked by our solicitor recently.
